We have a step by step online application from start to finish. If you would prefer to see a client manager face to face then please come to our office and we will be happy to help.

New legislation means that landlords will need to carry out quick and simple check on all new adult tenants to make sure they have the ‘Right to Rent’ a property in the UK. Landlords simply need to check identity documents for all new tenants and take copies. A wide range of documents can be used for the checks, you can find more information here.

Reserving a Property

You can reserve a property by contacting the Vivid Living Team by phone, by email or through our website. Vivid Living can talk you through the reservation process. You will receive an email with a link to start your online application process.

Tenant Referencing Checks

All prospective tenants will go through referencing checks which are carried out by GoodLord. GoodLord will confirm your eligibility to enter into a tenancy agreement with Vivid Living for your chosen property. It will be your responsibility to promptly provide all supporting documentation required through the online platform.

Holding Deposit

You will be required to pay a holding deposit through our online portal to secure your new home. This holding deposit will also go towards your first property payment.

Deposit and Payments

Once the tenant/s have passed the credit and referencing checks, your first months’ rent payment is payable along with the 5 weeks’ deposit prior to you moving in. If your tenancy starts before the 15th of the month, your first rent payment will cover the remainder of that month. If your tenancy starts on or after the 15th of the month, your first rent payment will cover the remainder of that month plus the rent for the following month. Vivid Living can also offer a Deposit Replacement Insurance Scheme. Information about this scheme will be on your online application portal, alternatively you can contact our HQ for more details.

To reserve a property, you must pay a holding deposit which will be credited against your first payment. The holding deposit is non-refundable if a tenant provides false or misleading information, fails a Right to Rent check, withdraws from the proposed agreement or fails to take all reasonable steps to enter an agreement (i.e. responding to reasonable requests for information required to progress the agreement.

Any changes to the tenancy will be charged at £50 per change. This includes adding a tenant, changing a tenant, removing a tenant or amendments.

Vivid Living can offer 2 options for your deposit:

Option 1

Five weeks rent to be registered with a Government backed Deposit Protection Scheme. Tenant will receive their prescribed information once the deposit is protected.

Option 2

Deposit Replacement Insurance Scheme. Tenant to purchase the deposit insurance policy through the online application flatform. The insurance policy will give the landlord protection equivalent to six weeks rent. At the end of the tenancy, if there are no damages or unpaid rent, then the guarantee will end and there is no further action required. If a dispute cannot be settled the claim will be sent to TDS for adjudication.

Vivid Living operates a no pets policy.

The minimum tenancy term is 6 months. Tenants can fix their tenancy term up to 3 years if they choose to, with the ability to fix your tenancy term again and again! Otherwise your tenancy will change to monthly rolling. However, because Vivid Living owns all our properties, we want you to stay in your home for as long you wish. We want to provide tenants with the security and peace of mind they deserve.

On the day you move to your new home you will have already received a copy through the online portal or via email all the required documentation. This will include an Inventory Check In Report which you will have 7 days to make any comments on. Vivid Living will also help you set up your Direct Debit for your rental payments throughout your tenancy. Lastly and most importantly, we will hand over the keys!  Congratulations!
